Roof Wash Warranty

3-Year Limited Residential Algae-Free Warranty

1. Warranty Term

Elegant Estates provides a Three (3) Year Limited Residential Algae-Free Warranty beginning on the original date of roof wash application and completion.

This warranty expires thirty-six (36) months from the service date.

2. Warranty Coverage

This warranty applies exclusively to residential properties and covers:

• The reappearance of visible black streaking caused by Gloeocapsa magma (roof algae).
• Asphalt shingle roofing surfaces treated during the original service.
• Uniform algae regrowth under normal environmental exposure conditions.

If qualifying algae regrowth appears within the three-year warranty term, Elegant Estates will return and retreat affected areas at no additional charge.

Warranty remedy is limited strictly to retreatment.

3. What This Warranty Does Not Cover

This warranty does not cover:

• Moss, lichen, or fungal growth not originally treated.
• Metal staining, chimney runoff, or HVAC discharge staining.
• Granule loss, shingle deterioration, or manufacturer defects.
• Shingle discoloration related to pigment instability.
• Roofs beyond manufacturer life expectancy.
• Chronic shade conditions caused by tree overhang.
• Structural defects including leaks, flashing failures, improper installation, or ventilation deficiencies.
• Roof surfaces altered or treated by others after service.

Cleaning may reveal pre-existing granule loss, oxidation, or pigment inconsistency previously concealed by algae. These conditions are not covered.

4. Paint & Organic Pigment Disclaimer

Some roofing products contain organic binders or pigmentation that may respond to cleaning agents.

Elegant Estates is not responsible for aesthetic variations, color changes, or pigment instability resulting from manufacturer-selected roofing materials reacting to standard exterior cleaning detergents.

5. Residential Use Limitation

This warranty applies exclusively to residential properties. Commercial, industrial, HOA-managed, or multi-unit properties are excluded unless expressly agreed upon in writing.

6. Transferability

This warranty is transferable to a new residential property owner during the active warranty term.

Transfer is valid only:

• For the remaining portion of the original three-year period.
• Upon written notification to Elegant Estates.
• For the original treated address only.

Warranty term does not reset upon transfer.

7. General Limitation

This warranty applies solely to biological roof algae regrowth and is not a roofing material, structural, or manufacturer warranty.

Elegant Estates’ obligation is limited to retreatment only. No refunds, roof repairs, replacement, or consequential damages are included.
